## Why water is its own BREEAM category

[BREEAM](https://breeam.com/standards) scores water separately from energy and materials because water performance depends on a different set of decisions — fittings, non-potable sources, monitoring and leak prevention — that a design team can specify and evidence independently of the building's carbon performance. A scheme can perform well on energy and poorly on water, or vice versa, so the category exists to make sure water efficiency isn't an afterthought.

## Wat 01 — water consumption

This is the headline issue, and the one that carries the most credits. It compares a **baseline case** (fittings and fixtures at a standard, unimproved specification) against your **design case** (the actual specified fittings — WC flush volumes, tap and shower flow rates, appliance water use) using BREEAM's water calculator tool. Credits are awarded on a sliding scale for the percentage improvement the design case achieves over baseline.

Two things move the numbers more than people expect:

* **Non-potable sources count.** Rainwater harvesting or greywater reuse that offsets mains demand for WC flushing or irrigation reduces the calculated consumption figure directly, and can be the difference between one credit and several.
* **Occupancy assumptions matter.** The calculator applies standard occupancy figures by building type — getting the building type classification right at the outset avoids a baseline that doesn't match reality.

## Wat 02 — water monitoring

BREEAM wants a **mains water meter with a pulsed output**, capable of feeding a Building Management System or equivalent monitoring system, so consumption is tracked continuously rather than read manually and infrequently. For a multi-let building, sub-metering by area or tenancy is often required too, so consumption can be attributed rather than reported as one building-wide total.

> **Metering alone isn't the credit.** A meter that's installed but never connected to active monitoring, or whose data nobody reviews, technically satisfies the letter of the requirement but defeats its purpose. Assessors increasingly expect evidence the data is actually used — a review process or a monitoring record, not just a meter on the wall.

## Wat 03 — water leak detection

This issue rewards two related things: a **leak detection system** that flags abnormal consumption (a major leak indication system monitoring the mains supply), and **automatic shut-off** for high-risk areas such as WC cisterns and urinals, so a stuck float valve doesn't run undetected for weeks. Credits scale with how much of the building the systems cover and how they're specified.

## Wat 04 — water-efficient equipment

Covers water use outside the building itself — irrigation systems specified to minimise consumption (or none at all, which scores well by default), vehicle washing facilities with water reduction or recycling, and other water-using equipment beyond standard sanitaryware. Smaller in credit value than Wat 01, but often missed simply because it isn't top of mind during specification.

## Common mistakes

* **Engaging the BREEAM Assessor too late.** Wat 01's calculation depends on fitting specifications that are usually locked down well before completion — bringing the assessor in after specification is fixed loses the chance to adjust for an extra credit.
* **Confusing BREEAM Wat 01 with Building Regulations Part G.** They use different baselines and different methodologies; a scheme can meet one without automatically satisfying the other, and assessors need the BREEAM-specific calculation, not the Part G figure.
* **Specifying non-potable sources without confirming they're modelled.** A rainwater harvesting system that isn't correctly reflected in the Wat 01 calculator input doesn't get credited for the consumption reduction it actually delivers.
* **No monitoring evidence at post-completion stage.** Design-stage credits are provisional; post-construction review checks the specification was actually installed and, increasingly, that monitoring is live.
